From 2021-2024, Waterloo had the 2nd highest tech job growth rate in North America. Tech job growth rate is a marker of a robust tech market, since talent is one of the most important pillars bolstering an ecosystem. Without job growth, talent fades and momentum lags.
Waterloo’s tech talent job growth is 58.2%. In contrast, the San Francisco Bay Area’s job growth was 10.0%, while New York Metro’s was 14.2%. Only Calgary bested Waterloo in this category, just by a hair (61.1%).

This metric holds the heaviest weight in CBRE’s evaluation process, since tech talent concentration signifies a cluster of tech workers. Anything above 10% is considered highly impressive. Waterloo’s tech talent concentration stands at 11.7%, which is the 2nd highest in North America.

#1 population growth in young professionals
Another notable characteristic of thriving tech talent markets is the number and concentration of people in their 20s and 30s. These are young professionals who make up the majority of the tech workforce and represent future growth in the sector. Plus, a large presence of young people tends to drive innovation even further.
At 40% and 31%, the Waterloo area had the most overall growth for residents in their 20s and 30s, respectively. It’s a clean sweep, right across the board. Not a single other market can compare to Waterloo in these categories. Waterloo’s population of young professionals is growing more than 50% faster than any other market in North America.
